First, we clean your asphalt thoroughly. That means removing dirt, debris, and any vegetation growing in cracks. If there are oil stains, we treat those separately because sealer won’t stick to contaminated surfaces.
Next, we fill any cracks wider than a quarter-inch. Small cracks get sealed by the coating itself, but bigger ones need attention first. This prevents water from getting underneath and causing problems later.
Then we apply the sealer using professional spray equipment or squeegees, depending on your surface. Two thin coats work better than one thick one. The first coat penetrates, the second coat provides the protective layer. You’ll need to stay off the surface for 24-48 hours while it cures completely.

You also get realistic timing expectations. We don’t work in wet weather or when temperatures are too low. Rushing the job means poor results, and we’re not interested in doing callbacks because we tried to beat the weather.
