How We Seal Your Driveway

First, we clean your driveway thoroughly, removing dirt, debris, and any vegetation growing in cracks. Surface preparation determines how well the sealer bonds, so we don’t skip steps here.

Next, we fill any cracks larger than a quarter-inch with crack filler and let it cure properly. Small surface cracks get filled by the sealer itself, but bigger gaps need attention first.

Then we apply the sealer using professional spray equipment for even coverage. We typically apply two thin coats rather than one thick coat – this gives better penetration and a more durable finish. The whole process takes 4-6 hours depending on your driveway size, and you can drive on it within 24-48 hours.

Every seal coating job includes complete surface cleaning, crack filling up to quarter-inch width, and two coats of commercial-grade sealer. We protect your landscaping and walkways with plastic sheeting and clean up completely when we’re done.

We only work in proper weather conditions – no rain in the forecast, temperatures above 50 degrees, and low humidity. Rushing the job because of weather never works out well, and we’d rather reschedule than give you poor results.

You’ll also get realistic expectations about timing. In Bayberry Point’s climate, seal coating should be done every 2-3 years depending on traffic and weather exposure. We’ll let you know what to expect and when to call us back.

Most driveways in our area need seal coating every 2-3 years. The exact timing depends on your driveway’s exposure to sun, how much traffic it gets, and how well the previous seal coat was applied. If you can see aggregate (small stones) showing through the surface or if water soaks in instead of beading up, it’s time for a new coat. Driveways facing south or getting full sun all day may need sealing more frequently than shaded ones.
Late spring through early fall works best – typically May through September. We need at least 48 hours of dry weather with temperatures above 50 degrees for proper curing. Summer can be tricky because extremely hot pavement (over 90 degrees surface temperature) makes application difficult. Early fall is often ideal because temperatures are moderate and humidity is lower. We don’t recommend seal coating in winter or early spring when temperature swings are too extreme.
You can walk on it within 4-6 hours under normal conditions, but we recommend waiting 24-48 hours before driving on it. Full cure takes about a week, during which the sealer continues hardening. Hot, dry weather speeds up drying, while cool or humid conditions slow it down. We’ll give you specific timing based on weather conditions when we do your job. If rain threatens within 24 hours, we’ll reschedule rather than risk poor results.
Small hairline cracks get filled naturally by the sealer, but anything wider than a quarter-inch needs crack filling first. We clean out loose material and fill larger cracks with rubberized crack filler before applying the seal coat. However, if your driveway has major cracking, alligator patterns, or structural damage, seal coating won’t fix those problems. We’ll let you know honestly if your driveway needs repair work before sealing makes sense.
A fresh seal coat can be slightly more slippery than bare asphalt when wet, but this improves as the surface weathers over the first few months. We use quality sealers that aren’t overly slick, and proper application technique helps minimize this issue. The trade-off is worth it – you’re protecting your asphalt investment and avoiding much more expensive repairs down the road. Most customers find the slight difference in traction is barely noticeable after a few weeks.
DIY seal coating might seem cheaper upfront, but professional application typically lasts twice as long and looks much better. Store-bought sealers are thinner and less durable than commercial products we use. Plus, proper surface prep and application technique make a huge difference in results. When you factor in equipment rental, materials, and your time, professional seal coating often costs only 20-30% more than DIY – but gives you results that last 2-3 times longer.
